Why Rising Federal Funds Rates Might be Good for the Housing Market

Much of the commentary surrounding the Federal Reserve’s decision Wednesday to raise the Fed Funds rate by 25 basis points has been about how this is likely to increase mortgage rates, have a negative effect on home affordability, and potentially derail the still-wobbly recovery of the US housing market.

Respectfully, I disagree, and think the Fed’s actions might actually be good for the housing market for several reasons.

More Builders are Going Green

Builders are going green, according to a survey from the National Association of Home Builders (NAHB)/ Wells Fargo Housing Market Index. Single-family builders often use 10 or more “green” products and practices, and, according to the survey, 22 percent almost always have their homes certified to one of several green standards, including National Green Building Standard (NGBS), Energy Star, LEED, and state and local programs. However, 48 percent have never or almost never had their homes certified.

Single-Family Housing Starts Reach Highest Level Since 2007

Nationwide housing starts rose 3% in February from an upwardly revised January reading to a seasonally adjusted annual rate of 1.288 million units, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. Single-family production increased 6.5% to 872,000 units—its highest reading in nearly a decade—while multifamily starts fell 3.7% to 416,000 units.

Seven Predictions for the 2017 Wood Products Market

The first quarter of 2017 has surprised the wood products industry already; after a year where log prices increased dramatically and finished wood product prices remained subdued at best.

Good markets and bad markets can be distinguished by very slight marginal shifts in supply. We are in a glass half full market at the moment and it has given little optimism for the rest of the year.
