Lumber Prices Remain Strong as Home Values Improve

Lumber prices continue to be robust two months in a row. Logs are also strong. Home values continue improving with relatively brisk sales and building. Industry manufacturing has improved. Recent trends of lumber, logs, home construction, and housing markets, are compared.

Statistics look quite good this month. Median home value continues to rise, mortgage rates have somewhat stabilized, unsold inventories of homes remain low, albeit creeping up, and housing starts and building permits remain consistently in the 1200s, which is an improvement. But lumber prices and log prices are a big story, along with real estate selling briskly in both Portland and Roseburg.

The Rise Of Factory-Built Homes: Half-Priced Hamptons

When it comes to homes built in factories, people use the term “prefabricated” to mean a number of different things. In a history spanning hundreds of years, which I briefly covered in the last podcast episode, people have long assembled house components off-site and then shipped those components to sites along with instruction manuals for assembly. Prefabrication has been used for everything from sending houses from England to Australia via ship in the 1800’s to rapid construction of suburban home developments in post-World War II America.

The Fed And The Housing Squeeze

The Federal Reserve, the biggest player in the mortgage-backed security (MBS) market, is buying a good deal less agency debt this side of the US election. This is hardly earth-shattering news, given the uptick in long-term interest rates since the US election in November. The average 30-year fixed mortgage came to 3.58% for the 10-months leading up to the election. The benchmark jumped to 3.77% through the end of November and jumped again to 4.20% in December, where it remains through the end of March.
