Today, younger Millennials are purchasing their first homes and older ones are already moving on to buying their second. Millennials are known as the generation that will buy a $200 pair of jeans after extensive research and trying on 67 different pairs to find the exact right ones. “Evolve or die.” That jarring little sentence from an LBM Journal reader packs a powerful punch, and in today’s LBM industry, it is more relevant than ever. Not only is it relevant when discussing customer-centric initiatives like e-commerce and installation services, it is just as true when it comes to the products we carry, and how we manage them.

This month’s question came from a dealer in the Northeastern U.S., who wrote: “Our business is so much different than it was before the downturn, but we’re still operating like our old company before the crash. While our business is up 40% since then, we’re carrying different products, our special order business has doubled, and our inventory is much bigger. We need better controls on our sales team, receiving, stocking and shipping—to maximize turns and minimize shrink. How are other dealers handling this?”

Housing Market Index (HMI) Declines in July, But Optimism Remains High

The National Association of Home Builders (NAHB) said Tuesday the Housing Market Index (HMI) came in at 64, elevated but slightly less than the forecast. The consensus forecast had called for the single-family housing market index to come in at 68.

Worth noting, this is the lowest level of optimism the index has shown since the election of President Donald J. Trump in November of 2016. Still, the outlook for the next six months and the traffic of prospective new home buyers remains positive.

These 13 cities have the biggest scars from the housing crash

Zillow, a leading real estate and rental marketplace, has put out a list of the top housing markets still showing scars from the housing crash.

"Roughly half of American wealth is held in home equity," wrote Zillow Chief Economist Dr. Svenja Gudell in a press release. "Paying off the home mortgage is a key step toward retirement for most Americans, and it's clear from these results that Generation X is further from that goal than older generations because of the Great Recession.

A shocking number of Americans live in housing they can't afford, according to Harvard study

According to new research by Harvard University, almost 40 million Americans "live in housing they cannot afford." Homeownership has gone down and rental prices keep going up, meaning that millions of residents are forced to pay more than they reasonably should.

In the study, the researchers determined affordability by people's ability to pay 30 percent of their income or less on the cost of housing, which may include their mortgage, insurance and taxes.
